Statistically, selling building lots is much more difficult than selling an existing home.

We have teamed up with many nationally recognized and local real estate companies working with their realtors by implementing state of the art 3D renderings, floor plan designs and even virtual tours of custom homes that can fit on the building lot. With this method we have helped the seller’s of the land sell their land faster and as the realtor, we have helped them triple their commission by not only selling just the land but by selling the home package that we provide.

Furthermore, we are happy to talk with your clients on your behalf to help them customize their home to what they want and also so we can accurately price their custom home without you having to waste your time.

Another problem that we see is that realtors obviously don’t want to wait until the certificate of occupancy for the new home to get their commission, so typically we ensure you will get paid at the time of the land closing by the land owner and when we start framing, paid by us the builder, for the home package.

During our initial conversation with you, together we will determine what home package or packages make the most sense for your building lot. Keep in mind we can have multiple home design options.

We all know people buy land to build a home and oftentimes they get stuck or confused and end up walking away. Now you’ll have us as a building development company to help take care of the questions such as designing and pricing the home, how to best position the home on the lot, scheduling, the permit process and so much more.

In some cases, we can meet your clients at one of our local showrooms and oftentimes we use zoom technology to make it even more convenient for everyone involved.

In terms of the financing of the construction project, if it’s not a cash buyer, we have relationships with local and national banks and mortgage companies that have great construction loan programs so the land owner gets paid off for the land and we get paid as we build the home, and of course, as we stated previously, your commissions are paid up front for the entire home package (typically at the time when we start framing). And just as beneficial you will make your land seller happy because you are marketing their land in a unique way to help them sell their land faster and the custom home buyer is excited to be able to see their dream put together with our 3D renderings and customized floor plans that you can help promote

At Walsh Design & Build, we will build every new custom home like it’s our own.

Example of How Your Commissions Can Triple

Let’s say you have a land listing for $150,000 and your commission on that piece land at 5% would be $7,500.  By teaming up with us and putting together a home package you will get a commission on the entire home and the land.  In this example, let’s say your client is building a custom home for $700,00.  So you would take the $700,000 plus the $150,000 which would be $850,000 and times that by 3% and your commission would now be $25,500.  In this example you can see how your commission has more than tripled.  

What’s better is we will work with your client to customize their home and price out their home so you don’t have to waste your time doing so.  

Typically, you will get paid on the land commission at the closing of the land and we will be able to you, your entire commission on the home building side when we start framing.  You don’t have to wait for a Certificate of Occupancy to get paid your commission.

Floor Plan Sample #1 - The James

4 Bedroom, 2.5 Baths and 3 car garage.  Spacious open floor plan.  This plan could easily be modified to have only a 2 car garage and you could also not finish over the garage if you didn’t need all of the space.  You could add a porch, deck, etc.

Floor Plan Sample #2 - The Pardue

3 Bedroom, 2.5 Baths and 2 car garage. Beautiful federal style two story home. The 2,484 square feet includes the bonus room over the garage. Laundry room on same level as bedrooms. The master bedroom features a big walk-in closet. We can customize this home and modify this floor plan based on what you want.

Floor Plan Sample #3 - The Abigail

4 Bedroom, 2.5 Baths and 2 car garage.  The Abigail can be customized based on what you want. This floorpan features a master suite on the first floor with two walk-in closets. Laundry room on the first floor right near your master bedroom. This also has a nice open floor plan. The garage could easily be expanded to a two car garage. The 3,056 square feet includes finishing the bonus room over the garage. The foyer is vaulted ceiling to the second floor.

4 Bedroom, 2.5 Baths and 2 car garage.  The Hannah is a spacious floor plan and can be customized to what you want. The master bedroom has two walk-in closets with large walk-in shower and deep soaking tub. The laundry room is conveniently located on the same level of the bedrooms. The 4,092 square feet includes the bonus room being finished over the garage. The kitchen features a big island.

3 Bedroom, 2.5 Baths and 2 car garage.  The Westcott features a master suite with walk-in closet on the first floor. There are two covered porches, one on the right side off the great room and one in the front into a vaulted foyer. There is a deck on the second floor off of the third bedroom. The 3,610 square feet includes the space above the garage finished. This kitchen features a huge island with pantry. We can customize to what you want.

At over 3,600 square feet, depending on your finishes and selections this floor plan could be built for $1,210,000.
